A residential development platform targeting Miami's most supply-constrained neighborhoods.

Vertically integrated · Institutionally underwritten · Sponsor alignment
The Platform

Rousseau Development Group is the investment and development arm of Rousseau, capitalizing on three decades of building in Miami's most established residential neighborhoods. Everything we do is assembled under one roof to deliver the homes today's buyers want, in the neighborhoods they're competing for.

Working in this market every day gives us a view most operators do not have. We know which lots are quietly trading, what construction actually costs in this market today, what buyers are looking for, and where premium demand is heading next — and we underwrite accordingly.

South Florida is one of the most consequential residential markets in the country. Capital and high-net-worth households continue to migrate in, while new single-family construction in the best neighborhoods remains scarce — and most of what is being built lacks any real design character. We have spent decades studying the streets and the buyers, and we built the platform to invest in it with discipline and conviction.

Most development risk is an execution risk.
We control it because we are it.

We are the GC
Cost, schedule, and quality controlled in-house. No third-party general contractor between the underwriting and the build.

Our Thesis

Developing the next generation of distinguished residences across Miami's most desirable neighborhoods.

The Market
Miami is no longer a second-home market. The buyer profile has fundamentally shifted.

Sustained migration of capital and high-net-worth households from California, New York, and abroad has accelerated demand for premium homes, while inventory in the best submarkets keeps compressing. Today's buyers are here for good — they want primary residences on the right streets, near top schools, with a level of design the average spec home no longer delivers.

Why Single-Family
Single-family supply in these neighborhoods cannot meaningfully expand.

Single-family inventory in these neighborhoods is structurally constrained — not cyclically, but permanently. The best submarkets are largely built out, so new supply comes only from teardown and replacement, one home at a time. Demand is the mirror image: buyers want the land, privacy, and outdoor space only single-family delivers — which protects pricing even when broader markets soften.

The Opportunity
Constrained supply. Accelerated demand. Quality in short supply.

A combination of structurally constrained supply, accelerating demand from an expanding permanent-resident buyer base, and a market underbuilt at the quality end creates a durable opportunity. Operators with the capability to move on the right lots, underwrite with discipline, and deliver what today's buyer actually wants are positioned to capture the resulting margin.

That is the platform we have built.

For Capital Partners

Built for partners ready to move
when the right deal shows up.

We raise capital on a deal-by-deal basis with a small group of aligned partners. The best deals move fast and rarely reach a wider market. Our goal is to build relationships with partners who have spent time with us, can review a deal memo, and can commit or pass with confidence.

What we invest in

Ground-up luxury single-family residential in Miami's most established neighborhoods. We acquire land — through teardown or assemblage — and develop distinguished single-family residences for the primary-residence buyer base. Hold periods typically run 2–4 years.

How we structure it

Each project is independently capitalized through direct joint-venture or co-GP arrangements, alongside sponsor co-investment. Capital structure and partnership terms are tailored to each deal to maximize risk-adjusted returns and alignment for our investors.

What partnership looks like

Active partners receive an underwriting memo on every deal we pursue, construction and budget updates throughout the project, and disposition reporting at exit — with direct access to Rousseau leadership throughout.

The Process

How a Rousseau project moves from sourcing through sale.

We evaluate substantially more opportunities than we pursue. Every project we capitalize meets our underwriting standards on land basis, construction cost, sellable product, and return profile.
