Building a custom home is a multi-year commitment. Rousseau is with you from the first conversation about a site to the final detail at handoff.

Phase 01

Pre-Construction

Pre-construction is where most projects succeed or fail. We use this phase to pressure-test every detail of the design, the budget, and the schedule before construction begins — so the build starts with no surprises and no missing decisions.

A first conversation about your vision, your timing, and where you are in the process.

Architect, designer, and consultant coordination

Working early with your architect and design team so design and construction stay aligned.

Detailed cost estimating and competitive bidding

A line-by-line review of your plans, every trade and scope put out to bid, so you get a budget built on real numbers and the right team for your home.

Schedule and critical-path planning

A detailed schedule mapping every trade, milestone, and dependency from groundbreaking to handoff.

Permitting and code compliance

Every municipal submission, inspection, and approval, handled in coordination with the local building department.

Phase 02

Construction

During construction, Rousseau acts as your general contractor and construction manager. We coordinate the trades, maintain a disciplined jobsite, and manage budget and schedule daily — with regular communication so you always know where the project stands.

Trade coordination and quality control

Senior project managers on site daily, coordinating every trade from foundation through finish and reviewing the work continuously.

Schedule management

The schedule managed daily, with the critical path protected so the project stays on track and risks are surfaced early.

Material procurement and long lead items

Finishes, fixtures, and long-lead materials sourced and tracked from order through delivery, so nothing holds up the schedule.

Budget tracking and transparent reporting

Every dollar tracked in real time against the approved budget — committed, spent, and remaining — with clear reports throughout.

Change order discipline

Our goal is to eliminate change orders upfront in pre-construction. If something does come up, it’s priced and approved before any work moves forward.

Consistent communication and reporting

A reporting and check-in cadence tailored to how involved you want to be. We’re always accessible — by phone, text, or in person — when you need us.

Phase 03

Closeout

Closeout is more than a punch list. We finish the project with the same care we started it — testing systems, walking the home with you, and handing it over with everything in order. And we stay close to our clients long after the home is delivered.

What We Handle
System testing and commissioning

Every mechanical, electrical, plumbing, and smart-home system tested and commissioned by our team and the relevant trades, so the home works as intended on day one.

Final walk through with you and our team

A room-by-room walkthrough with you and your design team, reviewing every surface, system, and detail before handoff.

Punch list completion

Any remaining items identified during the walkthrough are completed by our team before final closeout. Nothing is left for you to chase down later.

Documentation and handoff

Everything you need to operate and maintain the home — drawings, system documentation, vendor contacts — collected and handed over in one place.

Warranty support and post-occupancy care

We stand behind our work. If something needs attention in the months or years after closeout, our team is reachable directly to handle it.
